Be aware the traffic on the main roads near here gets pretty bad during rush hour. But off-peak it's a breeze.

I've been tracking Laguna Niguel listings for months. Inventory is up and prices are leveling off. Good time to be looking.
[local] At 3.8M you are paying a premium for the lot size. Comparable homes on the next street sold for 3.2-3.4M in the last 6 months. This is priced for the view but the view is partially obstructed by the neighbor's second story addition.
[neighbor] Best part of this location: 3 minute walk to the trail that connects to Aliso Wood Canyons. Worst part: the elementary school redistricted last year and this address now feeds into the lower-rated one.
[drove by] Went to the open house last month. Staging was aggressive — they had furniture blocking a crack in the living room wall. The master bath shower had visible grout damage they tried to cover with caulk.
[past renter] Lived two doors down. The sewer line on this stretch of Hastings is original from 1990. Multiple neighbors have had to replace theirs. Budget 15-20k just in case.
[local] Foundation work was done in 2019 — not sure if it was disclosed. Ask for the permit history from the city. Laguna Niguel building dept is pretty responsive.
[neighbor] The house backs up to Crown Valley Pkwy. You WILL hear the road after 6am. The photos make the backyard look peaceful. It is not.
[almost bought] Listed twice before. Pulled both times. Our agent told us the sellers were testing the market. Something felt off so we walked.
[neighbor] HOA is run by one woman on the corner who will fine you if your trash cans are visible for more than 2 hours. Not exaggerating. Ask anyone on the street.
